
Canberra’s property market has recorded some of the weakest resale results in the country, with 94.3 per cent of houses and 82.8 per cent of units resold for a profit in the first half of 2026, according to Domain.
The report found 5.7 per cent of Canberra house resales were sold at a loss — equal with Melbourne as the highest rate nationally. The capital also recorded the second-lowest share of profitable unit resales, with 17.2 per cent of units selling below their purchase price, up from 10.8 per cent a year earlier and the only annual increase among the capitals.
Despite the softer market, Canberra homeowners continued to record substantial gains, with median resale profits of $385,000 for houses and $100,000 for units. South Canberra delivered the highest median house resale profit at $709,600, followed by Woden Valley ($517,500), North Canberra ($457,500), Weston Creek ($452,500) and Gungahlin ($374,000).
Nationally, Domain said Australia’s long run of rising resale profits was beginning to lose momentum as housing market conditions softened. It said Canberra and Melbourne were showing the clearest signs of weaker market conditions, while Brisbane, Perth and Adelaide continued to deliver strong returns for sellers.
